What to ask before hiring a remodeling contractor

Remodeling Referrals & Project Standards

References are most useful when they help you understand how a contractor works through a real project. A five-star comment is helpful, but specific questions about communication, problem-solving, changes, schedule and finish quality tell you much more.

Reference checklist

Ask questions that match your project

Was the scope similar?

A kitchen reference may not tell you how a contractor handles a second-story addition. Ask for experience that resembles the complexity of your work.

How were changes handled?

Remodeling can uncover hidden conditions. Ask whether changes were explained clearly and whether cost and schedule effects were discussed before proceeding.

Was communication consistent?

Find out who provided updates, how often questions were answered and whether the homeowner knew what was happening next.

How did the project finish?

Ask about punch-list items, final details, cleanup and whether the completed work matched what had been agreed.

Compare more than the bottom-line estimate

When reviewing contractors, compare the actual scope behind the number. One estimate may include demolition protection, permit coordination, finish carpentry or specific materials that another leaves vague. A lower price is not necessarily lower cost if important work appears later as a change.

For larger remodels and additions, also verify the credentials and insurance required for the work directly with the appropriate Washington agencies. The project address determines which local permit authority applies.
